About Broadlands Lakes Licensed Clubhouse & Cafe

On Hill St in Southampton, Broadlands Lakes Licensed Clubhouse & Cafe is a cafe and restaurant set beside the lakes, with outdoor seating overlooking the water. Cats roam freely inside, and craft products are sold on site to raise money for food and vet bills. The menu runs from a full English breakfast to salads, alongside a wide selection of milkshakes, though only bottled water is offered rather than tap water. It operates as a walk-in, with no booking needed, and opens daily. A step-free, wheelchair-accessible entrance suits visitors with mobility needs, and high chairs are available for families with young children. The site sits off the main road, so it can be tricky to find on a first visit.

Customer Review Summary

The complaints are specific. One reviewer was refused tap water and told to buy bottled, and also described the toilet as filthy. Another reports fleas on a cat, sticky tables, and milk in a milkshake that was off, after which their daughter had an upset stomach. A third describes a drink pushed onto the table without acknowledgement and a food order served wrong. One reviewer says the two slices of toast arrive on top of the breakfast, so they had to set them on napkins.

“Rather rude and unprofessional that the server made a drink walked up from behind and just pushed the drink on the table with no acknowledgement. Food order was made with some adjustments to it but still served wrong luckily we were able to sort it ourselves. Lack of atmosphere compared to previous visits.”

“Had the middle(medium) breakfast and it was superb just the correct amount and very tasty also had a chocolate orange milkshake and that was very nice too! Not a healthy lunch but really nice but they do salads if you want healthy.”

“My Stepson and my Grandaughter visit regularly and we finally visited this morning, along with my daughter in law. What a delightful place! The staff were welcoming and the food excellent. For me, the perfect full English breakfast. And the prices . . . oh the prices. Given the quality and flavour of the ingredients (the sausages have to be tasted to be believed) the prices are extremely good value. You can have a filling Brunch and a cuppa for less than a tenner; just a little more if you pigged-out like me! The natives were very friendly! I had two or three wonderful conversations with regulars: indeed I intend to be regular myself (at the cafe: I'm already regular on the toilet lol). But, the unsung USP (unique selling point) of this establishment is the cats. Two or three are always in the building. If they like you, or feel you need some cat therapy and you want them to, they will soon find your lap. And if you take a walk you will see many more, all rescues and all looked after locally. Craft products, and very good they are too, are sold in the cafe to raise money for food and vet bills. I cannot praise this place enough. Great staff, great food, great cats . . . oh, and very clean. Go on, visit: you won't regret it.”

“Edit...tbf it wasn't explained the reasons why tap water couldn't be provided, that could have gone a long way. I wasn't rude, just surprised and maybe a little short at the refusal. I've never been refused tap water before. I had no idea I had to go outside and help myself and wasn't I formed, but wouldn't that be unsuitable too. I wasn't criticising the cats in anyway, we love them and fussed them, but sadly not everyone likes cats or may be allergic...The prices were really reasonable and the breakfast was well cooked and we enjoyed it. The milkshakes and the huge selection was awesome and again a good price. It would be helpful to serve the 2 slices of toast on a side plate as it's impossible to eat your breakfast with it on top and we had to put it on the napkins. TBH, the mocha, though cheap, wasn't great and I wouldn't buy again. Both the cats were just lovely, but if you don't like them this wouldn't be the place for you. We asked for tap water and we were told no, had to buy bottled. I don't know if they realise this but they are in breach of their alcohol license conditions by refusing, for this reason it's doubtful I'll eat here again which is a shame overall. I eat out in different places weekly and have never been refused tap water and most places nowadays just have a separate station for it to help yourself. I don't know who owns the toilet but it's dire, filthy and smelt of tobacco smoke.”

“We were traveling from Bournemouth to Manchester and stopped here for breakfast. The location is a little unusual to access – it feels a bit like going off-road – and it can be noisy since it’s close to a main road. However, once inside, the atmosphere is very friendly and welcoming. We ordered two English breakfasts, which were tasty, good quality, and reasonably priced. Overall, a nice spot for a hearty breakfast despite the slightly tricky access.”
